Ward keeps an empty, vulnerable site safe with our tech solutions

An empty site is at risk for many reasons; trespassing, travellers, vandalism and theft, to name a few. This is the situation and problem our long-standing client, Workman, a National Property Managing Agent, was facing with one of their sites.

The Opportunity

The site, a newly developed industrial estate with 11 unoccupied units, if left without any security measures in place, was vulnerable. Conversations with Workman began prior to them taking on the site, as part of this we compiled a list of products and services that we could provide to keep the site secure.

Our Approach

Following a training day and site survey, we recommended the most appropriate and effective products and services, from tech to canine solutions.

The chosen solution involved the installation of two CCTV towers, a temporary AJAX system fitted in each of the 11 units, a concrete barrier gate fitted at the main entrance of the site, and a dog handler deployed on site 24/7.

All systems are monitored 24/7 by our in-house National Operations Centre (NOC), with any activation received being reviewed by our NOC team and reported to the dog handler on site for investigation. The CCTV towers contain a PA tannoy which our NOC can deploy, challenging potential intruders or sounding sirens to alert the dog handler.

Traditionally, security personnel would have been the solution implemented on site. However, by providing an innovative, technology layered solution, Workman benefit from a cost-effective service that provides continuous monitoring and advanced detection, driving the effectiveness of their security.

Hayley Graves, Head of Operations, commented, “Initially the idea was to have two dog handlers on site. Not only are they trained to protect properties and detect trespassers, but it’s also proven that a dog and handler are a highly effective visible deterrent. However, with the size of the site and number of units and doors to be inspected, there is only so much coverage they could provide. 

To this effect, we knew that by also utilising technology on site, we could deliver a more proactive service through a blended solution. This meant that we could guide our dog handler to exact locations of concern where needed, rather than blindly patrolling the site. It meant with “eyes on” we can maintain the integrity of all 11 units from one location as well as external areas using CCTV towers.”

With our hands on approach from install, to monitoring, and maintenance, we have been able to take the worry away from Workman.

Next Steps

The solutions provided are currently on a temporary basis, installed to meet the current needs of an empty site, but with the ability to move to a more permanent solution as tenants occupy the site, providing a fully monitored, integrated alarm and video system.
